The Shops on Broadway — Oakland
30th and Broadway, LLC retained Cornerstone Earth Group, Inc. to provide geotechnical engineering and construction services for a new retail development consisting of one story of retail building supporting roof-top parking. The development has a footprint of approximately 26,200 square feet in the retail anchor building and approximately 9,945 square feet in the retail shops area. Parking is provided at at-grade areas as well as an elevated garage roof deck that partially covers the retail space.
Cornerstone’s Value Added Benefits:
- Cornerstone performed a phased investigation during preliminary planning and due diligence to reduce initial design costs. Once the project was approved, Cornerstone performed a design-level investigation to supplement our previous work.
- Cornerstone presented cost-effective field solutions during construction to address construction challenges, including using lime-treatment to mitigate unstable pavement and building pad subgrade caused by winter rains, as well collecting unanticipated water seepage from adjacent properties.
- Cornerstone recommended the use of geotextile stabilization fabric or geogrid to mitigate soft soils encountered in public sidewalk and street areas to reduce over-excavation and off-haul costs.
